Two Six Splay House

Located in suburban Mt Maunganui, the clients brief was to design a home that promotes family living with the kitchen at its ‘heart’, combined with spacious interiors connected to the exterior while also providing privacy from a busy road and a public park.

To resolve the brief, the design has been simply stacked vertically, with all sleeping on the first floor and all the living spaces located on the ground floor flanked by outdoor space divided into four zones: outdoor room, enclosed courtyard, service courtyard and an open lawn (with space for future swimming pool) connected to the park.

From the road, the articulation of ground floor enclosed courtyard and discrete door openings, provide a sense of sanctuary from the prying eyes of pedestrians. Behind the veil of the street facade the ground floor layout has been carefully designed to be compact and efficient with kitchen intentionally located centrally between the living, dining and family room, with further connections to the first floor passage and office generated by a central double height void space, ensure the family is regularly cross paths and interact. It was anticipated that the first floor would not obtain ocean views, so the building form was kept intentionally narrow along the road facade to reduce buildings visual bulk and noise exposure to the interior from the road. As the form of the building moves away from the road, the building splays and widens to accommodate bedrooms with main bedroom and ensuite located at the rear of the home at the splays widest point to embrace views of the park and evening sunsets. The splayed form also provides shade and shelter to the narrow footprint of the ground floor living room below.
